Velocity Commercial Capital makes small, wholly conventional loans, most of them refinances and most in poorer neighborhoods, across 47 states, and its lending grew by 44% in 2025.
It made 5,106 loans in 2025, up from 3,534. Similar lenders, independent non-bank lenders making between half and twice as many loans, grew by 12%, and the whole market by 10%. Its growth was faster than about four in five of them. The count has climbed every year since 2023, and is far above the 1,116 of 2020.
Every loan is conventional; among similar lenders 24.9% are typically insured by the Federal Housing Administration. Refinances make up 78.0% of its lending. Its typical loan, $195,000, is smaller than at almost any similar lender, where it is $315,000. The data give no income figure for its borrowers, so its lending to low- and moderate-income borrowers cannot be judged.
Some 53.7% of its loans are in low- and moderate-income (LMI) tracts, the highest share among similar lenders, whose typical share is 19.3%. Neighborhoods where most residents belong to minority groups take 63.9%, against 24.9% for its peers. Both shares were already high in 2020, at 49.5% and 60.3%.
It lends in 314 metros, with Florida its biggest state, but leads none of the markets shown. In New York, the largest, it ranks 111th of 802 lenders. In 2025 it entered Oshkosh-Neenah and Missoula, taking 0.2% and 0.1% of each.
