Servion, a Minnesota home-purchase lender owned by a holding company, ranks second only to Altra Federal Credit Union in La Crosse and grew slightly in 2025 while similar lenders shrank.
In Minneapolis-St. Paul it ranked 84th of 688 lenders, with 0.2% of lending. Outside the Twin Cities it matters more. It ranked second of 213 in La Crosse, with 3.4%, and 14th in Duluth. In Rochester its share rose from 1.1% to 1.7%.
Purchases made up 78.8% of its 1,609 loans. Most were conventional (78.3%), with loans insured by the Federal Housing Administration at 13.2%. Its higher-priced share, loans at a rate well above the average for similar loans, was 1.4%, against 3.0% at similar lenders: the 12 holding-company affiliates making between a quarter and four times as many loans.
Low- and moderate-income borrowers took 44.2% of its loans, more than at about four in five similar lenders, whose typical share was 32.4%. Majority-minority neighborhoods took only 5.0%, against 22.6%, among the lowest tenth. Its lending centers on Minnesota, much of it outside the largest metro, and the neighborhoods there may differ from those in peers' markets.
Its loans rose 4% while similar lenders fell 2% and the whole market grew 10%. It has made between 1,434 and 1,609 loans a year since 2023, far below the 7,229 of 2020.
