Peak Residential Lending, which first reported in 2024, is a big fish in Yuba City that is now casting its net across ten states.
Peak Residential Lending ranks 4 of 229 lenders in Yuba City, with 4.3% of the market. That share fell from 5.4% in 2024. One reason may be that its new markets drew some of its effort: in 2025 it began lending in Portland, Salem, Los Angeles and Flagstaff, and it now lends in 28 metros.
It made 410 loans, down 12% on 2024. The typical similar lender, meaning non-bank lenders making between half and twice as many loans, grew 16%, and the whole market 10%. With only two years of reports, it is too early to tell a trend from a single soft year.
Most of its loans, 84.9%, were home purchases. Some 32.0% were insured by the Federal Housing Administration (FHA), about double the peers' 15.5%, a share higher than at nearly four in five of them. Its manufactured-home share, 4.1%, was also above the peers' 0.7%.
Some 26.4% of its loans were in low- and moderate-income (LMI) neighborhoods, against 15.6% at peers, and 52.4% were in majority-minority neighborhoods, against 32.7%. Both shares were higher than at about four in five similar lenders. Its share of LMI borrowers, 21.2%, was close to the peers' 20.6%.
