Guidance Residential grew by nearly half in 2025, to 2,872 loans, far faster than the market, and it makes nothing but conventional loans.
Its loans rose 46%, against 11% for similar lenders (independent non-bank lenders making between half and twice as many loans) and 10% for the whole market. That was faster than about four in five of them. It is still below its peak of 4,241 loans in 2021. It lends in 34 states and 189 metros, with Texas its largest state.
Every loan it made was conventional. Similar lenders made 23.0% of theirs with insurance from the Federal Housing Administration (FHA). It made no jumbo loans, those larger than the conforming limit. Its typical loan, $365,000, was a little larger than theirs, $315,000.
Some 40.1% of its loans were in majority-minority neighborhoods, against 26.2% at similar lenders, more than about four in five of them. Its share of borrowers with low or moderate incomes, 23.8%, was lower than their 28.5%. One possible reason is that it makes no FHA loans, a product similar lenders use widely.
It denied 2.0% of first-lien home-purchase applications, against 4.2% at similar lenders, lower than about five in six of them. For refinancing its denial rate, 5.6%, was close to theirs at 5.8%.
