Bank of Oak Ridge is a small North Carolina lender of larger-than-usual purchase loans, and its volume has fallen for five years running.
Its typical loan was $305,000, against $195,000 at similar lenders, here state member banks making between half and twice as many loans. Jumbo loans, those larger than the conforming limit, were 17.9% of its loans against 3.6%, higher than at about four in five peers. Purchases made up 77.4% of its lending. On 31 loans, a few large ones carry these shares.
It made 101 loans in 2020, 58 in 2021 and 31 in 2025. Last year's fall of 21% was steeper than the 4% fall at similar lenders, while the whole market grew 10%. The 2020 peak may owe something to refinancing, which is now under a tenth of its lending; the record does not say more.
It ranked 82 of 469 lenders in Greensboro-High Point, where it has lent since 2002. Its share slipped to 0.2% from 0.3%, which its smaller loan count could explain. State Employees' Credit Union and Rocket Mortgage led that market.
