American Heritage Lending, a non-bank lender in Irvine, California, has grown from 104 loans in 2021 to 4,494 in 2025, all of them conventional and most of them refinancings.
Its loans rose every year from 2021: 1,414 in 2022, 2,719 in 2023, 3,889 in 2024. Its 16% rise in 2025 was slower than at nearly three-quarters of similar lenders, meaning non-bank or government lenders making between half and twice as many loans. Their typical growth was 33%; the whole market grew 10%.

Its typical rate in 2025 was 7.50%, close to similar lenders' 7.56% and down from 7.88% in 2024. Its new markets in 2025 included Ann Arbor, Provo-Orem-Lehi and Santa Cruz-Watsonville.
