The Southern Credit Union, a Georgia lender whose largest market is Atlanta, makes most of its loans for purposes other than buying a home, and it made fewer of them in 2025.
Only 23.6% of its loans financed a home purchase. Refinances took 34.5% and other purposes 41.8%, the largest slice. All its loans were conventional, with none insured or guaranteed by the government.
The credit union made 55 loans in 2025, 28% fewer than in 2024. Similar lenders, credit unions making between half and twice as many loans, grew by 6% and the whole market by 10%; only about one peer in ten shrank more. It made 110 loans in 2020. With so small a book, a few loans either way make a large change.

One loan in six, 16.4%, went to majority-minority neighborhoods, against 9.7% at similar credit unions, higher than about three in five. That share was 31.6% in 2024; on 55 loans the swing may be chance.
