Our analysis, 2025
Exchange Bank, a Georgia refinance lender, makes nearly half its loans in majority-minority areas; its 95 loans in 2025 were 19% more than in 2024.
Refinances made up 52.6% of its loans and home purchases 38.9%, all conventional. Its typical loan was $155,000, against $175,000 at similar lenders (state non-member banks making between half and twice as many loans).
Manufactured homes made up 14.7% of its loans, against 3.1% at peers, higher than at most similar lenders.
Majority-minority areas took 47.4% of its loans, against 6.3% at peers, higher than at about nine in ten similar lenders. Low- and moderate-income (LMI) areas took 30.3%, against 18.3%. Both shares have risen since 2020, when they were 14.8% and 8.6%.
Its loans rose from 80 to 95, against 9% growth at peers. That follows a fall from 433 in 2020. For a lender doing mostly refinances, the slowdown in refinancing since 2020 may explain it; the data do not show which loans fell. In Macon-Bibb County it ranked 63 of 328 lenders with an unchanged 0.3%, and it first lent in Columbus in 2025.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
