Ardent Federal Credit Union, a Philadelphia credit union, lends mainly to people improving or refinancing homes they already own; purchases are only a tenth of its loans.
Home improvement made up 44.6% of its 408 loans and refinances 27.5%. Purchases were 10.5%. All were conventional and none jumbo. Its typical loan, $125,000, was a little larger than the $105,000 at similar lenders (credit unions making between half and twice as many loans).
Originations fell 5%, while similar lenders grew 6% and the whole market 10%. Its yearly total has stayed between 322 and 534 since 2018, so 2025 sits within its usual range.
