1st United Services Credit UNION barely finances home purchases: more than half its loans pay for home improvements, and most go to majority-minority neighborhoods.
Home improvement accounted for 52.0% of its loans and other purposes for 33.7%. Purchases were just 1.4%, and every loan was conventional. Its typical loan, $145,000, was larger than the $105,000 at similar lenders, credit unions making between half and twice as many loans.
Majority-minority neighborhoods took 69.2% of its loans, against 11.1% at peers, more than at about nineteen in twenty. One possible reason is geography. All 19 of its metros are in California, and the largest is San Francisco-Oakland-Fremont, where it ranked 121 of 606 lenders.
Its typical rate was 5.50%, against 6.99% at similar lenders, lower than at about nineteen in twenty of them. None of its loans was higher-priced, meaning a rate well above the average for similar loans; at peers 1.9% were.
Its loans fell 7% to 415, while similar lenders grew 7% and the whole market 10%. Because it makes so few purchase loans, its volume may follow demand for home-improvement credit more than the housing market. Its count reached 677 in 2022.
