Freedom FIRST Federal Credit Union is the third-largest mortgage lender in Roanoke, VA, a purchase-led credit union that also makes more government-backed loans than nearly all similar lenders.
It ranked 3 of 346 lenders in Roanoke with a 3.5% share, almost unchanged from 3.6%, behind Atlantic Bay Mortgage Group and Rocket Mortgage. It has reported there since before 1990. Purchases are close to half its loans (46.7%), with refinance and home improvement at about a fifth each.
Its share in Blacksburg-Christiansburg-Radford fell 3.5 points to 3.9%, and in Lynchburg 0.9 points to 1.7%. Its loans slipped 2% while the whole market grew 10%, and its typical loan fell from $155,000 to $145,000, with jumbo loans (larger than the conforming limit) down from 2.2% to 0.7%; fewer large loans in a dollar share can move it a long way in a small market, so one year's change may reflect a handful of large loans.
FHA loans (insured by the Federal Housing Administration) were 7.4% of its loans, higher than nearly all similar lenders (credit unions making between half and twice as many loans), most of which make none; it also makes a few other government-backed loans. Manufactured homes were 4.1%, against 0.3% at peers. Its LMI (low- and moderate-income) borrower share, 31.1%, was higher than about two-thirds of peers.
It turned down 2.7% of first-lien home-purchase applications, against 6.3% at similar lenders, lower than about four in five. Its refinance applications were too few to give a rate.
