Cardinal Financial Company is a lender with large FHA and manufactured-home shares whose originations fell 17% in 2025, to 12,657 loans, while similar lenders grew 14%.
Originations fell 17% from 15,327, while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 14%; no similar lender grew less. Its share held at 0.7% in Las Vegas-Henderson-North Las Vegas but fell to 0.2% from 0.4% in Houston-Pasadena-The Woodlands, so the fall was not even across its markets. It may have pulled back from some markets by choice; the data show the fall, not its cause.
FHA loans (insured by the Federal Housing Administration) made up 38.4% of its lending, against 26.4% at similar lenders, more than about four in five of them. Manufactured homes were 11.9% of its loans, against 2.1%, higher than nearly all similar lenders.
Of its loans, 8.1% were higher-priced (a rate well above the average for similar loans), about double the 4.0% at similar lenders. Its manufactured-home share, far above peers', could account for most of the difference, since manufactured-home loans are more often priced this way; its large FHA share may add to it. Its typical rate, 6.62%, matched similar lenders'.
It made 34.6% of its loans to LMI (low- and moderate-income) borrowers, against 30.0%, more than about two-thirds of similar lenders, and up from 24.4% five years earlier. Its FHA lending, which often serves lower-income buyers, could explain this.
