Our analysis, 2025
St. Jean's Credit Union, of Lynn, Massachusetts, is making far fewer home loans than it once did, but it lends in poorer neighborhoods more often than most similar credit unions.
It made 47 loans in 2025, down 31% from 68 the year before. Similar lenders, credit unions making between half and twice as many loans, grew 4%, and the whole market grew 10%. Five years earlier it made 161. The figures do not say why lending has fallen.
Some 29.8% of its loans went to low- and moderate-income (LMI) neighborhoods, against 17.4% at the typical similar lender, a higher share than at more than four in five of them. LMI borrowers took 38.3% of its loans, against 30.9%. With 47 loans, a few either way would move these shares, but the gap is wide.
Refinances made up 36.2% of its loans and home purchases 34.0%. Home improvement took 23.4%, a sizeable line for a lender this small. Every loan was conventional; it made none backed by the government. Its typical loan, $115,000, was a little larger than the $95,000 at similar credit unions.
It has lent in the Boston area since 1992 and ranks 311 of 664 lenders there, behind Citizens Bank and Leader Bank at the top. Its record includes mergers with Shirley Credit Union in 2004 and Seaport Credit Union in 2015, whose filings count as its own in the competition figures.
