Victory Mortgage, based in Erlanger, Kentucky, makes almost nothing but home-purchase loans and ranks 10th of 621 lenders in Cincinnati, where it has lent since 2005.
Purchases made up 97.7% of its 2,542 loans in 2025. That was 2% more than in 2024, while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 10%, as did the whole market. Its volume was close to the 2,458 loans of 2020.
Cincinnati is its largest market, with a 2.4% share against 2.5% in 2024; United Wholesale Mortgage led it. Its share slipped in Louisville, from 1.3% to 1.0%, and in Dayton, from 1.7% to 1.4%, which may simply reflect its own slow growth while the whole market grew. In 2025 it entered three Florida metros, Jacksonville among them.
Its typical rate was 6.00%, against 6.62% at similar lenders, among the lowest twentieth. Only 0.1% of its loans were higher-priced (a rate well above the average for similar loans), against 2.2% at peers. Loans guaranteed by the Department of Veterans Affairs made up 10.0% of its book, against 6.5%.
Just 6.4% of its loans were in poorer neighborhoods (low- and moderate-income tracts), against 19.1% at peers, lower than at almost all similar lenders. Only 1.5% were in majority-minority areas, against 25.8%. Its loans are larger than peers', $365,000 against $315,000, and almost all for purchases. It may serve buyers who earn more, or markets with few such neighborhoods; the figures do not say which.
