Victorian Finance is a Pittsburgh lender of modest home-purchase loans that leans on government-backed lending and serves far more lower-income borrowers than similar lenders do.
Purchases made up 91.2% of its lending in 2025. Its typical loan was $225,000, against $315,000 at similar lenders (independent non-bank lenders making between half and twice as many loans), smaller than at about nine in ten of them.
Loans insured by the Federal Housing Administration (FHA) made up 29.5% of its total, against 21.8% at peers. A further 3.5% were guaranteed by the Department of Agriculture's Rural Housing Service, a share higher than at about nine in ten similar lenders. Borrowers with low or moderate incomes took 43.0% of its loans, against 27.0% at peers. Its denial rate on home-purchase applications, 3.1%, was close to peers' 3.3%.
It has lent in Pittsburgh since 2012 and ranked 16th of 571 lenders there in 2025, with a 1.3% share, unchanged on 2024. PNC Bank led the market. It has reached as far as Huntsville, Alabama, since 2022, and entered Las Vegas in 2025.
It made 1,038 loans, 2% more than in 2024, while similar lenders grew 5% and the whole market 10%. It has made between 1,017 and 1,096 loans a year since 2023, well below the 3,835 of 2021.
