Vellum Mortgage, a Fairfax home-purchase lender with bigger loans than most similar lenders, grew faster than the market in 2025.
It made 1,689 loans, up 13%, while similar lenders, independent non-bank lenders making between half and twice as many loans, grew by 5% and the whole market by 10%. This was its third year of growth since 2022. Purchases are 82.7% of its loans.
Its typical loan was $465,000, against $315,000 at similar lenders, higher than nearly nine in ten. Its $893.1 million in loans was more than about four in five similar lenders lent. Jumbo loans, larger than the conforming limit, are 3.4% of its loans against 1.1%.
Some 46.8% of its loans went to neighborhoods where most residents belong to minority groups, against 26.2% at similar lenders, more than about four in five. Its share of borrowers with low or moderate incomes, 28.5%, is near the middle. It turned down 2.2% of home-purchase applications, against 3.8%.
It ranks 37th of 757 lenders in the Washington area, where it has lent since 2019, and 38th in San Francisco, entered in 2022. In Lexington Park, Maryland, it ranks 17th, with 1.4% of dollars, down from 1.6%; First Home Mortgage leads. Its own lending rose, so the dip may reflect faster growth by rivals there. It gained a little in Baltimore.
