The Bank of Canton makes big loans to home buyers, and in 2025 it began lending well beyond Massachusetts.
Its typical loan was $495,000, about double the $225,000 at similar lenders, savings institutions making between half and twice its number of loans. That is higher than about nine in ten of them. Jumbo loans, larger than the conforming limit, made up 12.0% of its loans against 2.6% for its peers. Home purchases were 84.6% of the total.
It lent in nine states and 15 metros in 2025. It made its first loans in Chicago, Detroit, Indianapolis and Wilmington, North Carolina, that year. At home it ranked 86 of 664 lenders in Boston, where Citizens Bank led.
It lent more than most peers in poorer neighborhoods (low- and moderate-income, or LMI, tracts): 21.1% of loans, against 15.7%. Yet its share of LMI borrowers, 19.8%, was below the 24.1% at similar lenders. Its large loans may go mostly to buyers with higher incomes.
Its loans fell 7%, to 253, while similar lenders grew 8%. Its dollar volume still edged up, to $156.5 million, as its typical loan rose from $425,000. Its denial rate on home-purchase applications was 5.2%, a little below its peers' 6.2%.
