Success Mortgage Partners, a Michigan mortgage company owned by a holding company, lends mostly to home buyers and leans on loans insured by the Federal Housing Administration far more than its peers do.
It made 4,240 loans in 2025, up 10%, in line with the whole market, while the typical similar lender (non-bank affiliates of holding companies making between an eighth and eight times as many loans) shrank by 2%. It has now grown two years running, from 3,834 in 2023. There are only 12 such peers, so comparisons with them are rough.
Loans insured by the Federal Housing Administration (FHA) make up 32.0% of its lending, against 14.1% at the typical peer, a higher share than about nine in ten of them. In 2020 the share was 19.2%. Conventional loans, at 56.3%, are a smaller part of its business than at most peers.
Home purchases account for 85.4% of its loans. Manufactured homes make up 5.6%, the highest share among its peers, whose typical share is 1.0%. Its typical loan, $255,000, is the same as theirs, so the government-backed tilt does not come with unusually small loans.
It lends in 40 states and 217 metro areas, but its oldest markets are in Michigan, where it first reported in 2010. It ranks 28th of 436 lenders around Grand Rapids, where its share slipped from 0.8% to 0.7%, a change small enough to be ordinary year-to-year movement. It also lends around Detroit. In Cincinnati its share rose to 0.3%.
