STG Mortgage, a California non-bank lender that first reported in 2023, has more than tripled its loans in two years, to 2,780, and now lends in 39 states.
It made 865 loans in 2023 and 1,745 in 2024. In 2025 its loans rose 59%, against 11% for similar lenders, meaning independent non-banks making between half and twice as many loans, and 10% for the whole market. That was faster than nearly nine in ten of its peers.
Purchases made up 76.8% of its loans. Loans insured by the Federal Housing Administration (FHA) were 33.8%, against 23.0% at peers. Its typical loan was $435,000, against $315,000, higher than nearly nine in ten similar lenders. Its typical rate, 6.50%, was lower than about three-quarters of them.
Only 16.0% of its loans went to low- and moderate-income borrowers, against 28.8% at peers. A lender of larger loans may simply serve borrowers with higher incomes. Yet 43.3% of its loans were in majority-minority neighborhoods, against 26.2%, higher than about four in five peers.
In San Diego-Chula Vista-Carlsbad it ranked 58 of 639 lenders, and its share rose to 0.4% from 0.2%. In Los Angeles-Long Beach-Anaheim it ranked 100 of 757. In 2025 it began lending in places as far apart as Providence-Warwick and Bellingham, WA.
