Southern Trust Mortgage is a Virginia purchase lender with an unusually large veterans' business, losing ground in its home markets in 2025.
Loans guaranteed by the Department of Veterans Affairs (VA) made up 26.7% of its 2,098 loans, against 6.4% for similar lenders, independent non-banks making between half and twice as many loans. That is higher than nearly all of them. Home purchases made up 93.1% of its lending.
It ranks 10 of 577 lenders in Virginia Beach, but its share of dollars lent fell to 2.3% from 2.7%. Its shares in Richmond and Fayetteville also fell, to 0.8% and 1.1%. Its loans fell 6% while the whole market grew 10%. One possibility is its near-total focus on home purchases, which leaves it outside whatever refinancing its rivals won.
