Southern Bank of Tennessee grew its home lending by 23% in 2025, faster than most similar banks, and lends more in poorer neighborhoods than they do.
It made 165 loans in 2025, up from 134, while similar lenders, state member banks making between half and twice as many loans, grew 8%. Its growth was faster than about three-quarters of them. It remains well below the 346 loans of 2020.
Its typical loan was $315,000, against $185,000 for similar lenders, larger than at more than four in five of them. Most peers make only conventional loans. Southern Bank of Tennessee made 9.1% of its loans with insurance from the Federal Housing Administration (FHA) and 4.8% with guarantees from the Department of Veterans Affairs (VA).
Of its loans, 31.5% went to low- and moderate-income (LMI) neighborhoods, against 16.5% for similar lenders, higher than about nine in ten of them.
