Smartfi Home Loans, a refinance lender based in Medina, Ohio, whose main state is California, nearly quadrupled its loans in 2025.
Its loans rose 274%, from 298 to 1,116, the fastest growth among the 36 similar lenders: non-bank lenders making between half and twice as many loans. The typical one grew 13%, and the whole market 10%. Until 2024 it had never made more than 143 loans in a year.
Loans insured by the Federal Housing Administration (FHA) made up 35.5% of its lending in 2025, against none in 2024. The typical similar lender made no FHA loans at all. The new line arrived in the same year as the jump in volume.
Refinances made up 71.1% of its loans and home purchases only 5.9%; home-improvement and other loans made up the rest. Its typical loan, $225,000, was smaller than those of about three in four similar lenders, whose typical loan was $320,000.
California is its main state, but it lent in 33 states and 152 metros. Its shares are small everywhere: 0.1% of lending around San Diego and Riverside-San Bernardino, where United Wholesale Mortgage leads. It entered Fresno and Coeur d'Alene in 2025.
