Residential Home Mortgage, a New Jersey non-bank lender reporting since 2012, makes a sixth as many loans as it did in 2020, and has held at 133 to 138 a year since 2023.
The lender made 796 loans in 2020 and 133 in 2025. Most of the fall came by 2023, when it made 138; since then its count has barely moved, slipping 4% in 2025 while the whole market grew 10%. Similar lenders, independent non-bank lenders making between half and twice as many loans, slipped 2%.
In 2020 98.1% of its loans were conventional. Now 84.2% are, and 15.0% are FHA loans (insured by the Federal Housing Administration), against 1.6% then. That puts its loan mix close to its peers'. Nearly four loans in five finance a home purchase.
Only 11.3% of its loans went to low- and moderate-income neighborhoods, lower than at four in five similar lenders, whose typical share was 18.5%. Its share to low- and moderate-income borrowers, 19.6%, was close to theirs. The gap may reflect the counties it lends in and its somewhat larger loans, typically $355,000 against $305,000.
It lends in five states but is small in each market. In Allentown-Bethlehem-Easton, where it ranks 89 of 521 lenders, its share slipped from 0.3% to 0.2%. A flat loan count in a growing market could account for that dip.
