Peoples Bank, Mt. Washington is a small Kentucky bank that mostly lends to home buyers, with Louisville, a market it has served since 1990, its largest.
Back to its old size
It made 28 loans in 2025, against 170 in 2020 and 120 in 2021. Before that burst it made 35 in 2018 and 32 in 2019, so the recent count is close to its usual level rather than a collapse. Its loans fell 10% in 2025, while the typical similar lender (state non-member banks making between half and twice as many loans) was unchanged and the whole market rose 10%.
A purchase lender
Purchases were 60.7% of its loans and refinances 28.6%. Every loan was conventional: it made no government-backed or jumbo loans (jumbo loans exceed the conforming limit), and none on manufactured homes. With 28 loans, its shares of lending to poorer borrowers and neighborhoods move with each mortgage and are too small to read much into.
A small stake in Louisville
It ranked 143 of 510 lenders in the Louisville/Jefferson County market, with a share of 0.1%, unchanged from 2024. United Wholesale Mortgage ranks first there and Rocket Mortgage second. It also lends in non-metro Kentucky, where it has been since 1998 and ranks 326 of 537.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
