Northpoint Mortgage, a non-bank lender in Sturbridge, Massachusetts, grew 65% in 2025 and now leads the Hilton Head Island market in South Carolina, which it entered only in 2024.
Its loans rose from 1,197 to 1,972, faster than at more than nine in ten similar lenders, meaning independent non-bank lenders making between half and twice as many loans. The typical one grew 9%, close to the whole market's 10%. Its count is back above its 2019 level of 1,813.
South Carolina is now its main state. It ranked 1 of 489 lenders in Hilton Head Island-Bluffton-Port Royal, with 4.8% of the market, just ahead of TD Bank. In Charleston, entered in 2023, it took 0.5%. In Portland, Maine, a market it has served since 2012, it ranked 17 of 364.

It turned down 3.0% of decided first-lien home-purchase applications on owner-occupied homes and 4.6% of refinance applications, a little below the 4.0% and 5.6% at the typical similar lender. Higher-priced loans, with a rate well above the average for similar loans, were 0.9% of its lending, against 2.2%.
