Our analysis, 2025
New Federal Mortgage, a Massachusetts lender, grew its loans 34% in 2025, faster than more than four in five similar lenders, and is spreading from its home state into Texas and Colorado.
It made 1,198 loans in 2025, up from 895, while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 3% and the whole market 10%. That still leaves it well short of the 5,326 it made in 2020; it fell to 642 in 2023 before recovering.
It has lent around Boston since 2005, ranking 49 of 664 lenders there. Its share rose from 0.2% to 0.3% in Worcester and from 0.1% to 0.2% in Providence-Warwick. Citizens Bank led both Boston and Providence.
It entered San Antonio and College Station in 2023, and Colorado Springs, Denver and Crestview in 2025. In College Station it ranked 26 of 377 lenders, though its share fell from 1.5% to 0.9%. Being so new to the market may explain the swing.
Low- and moderate-income (LMI) neighborhoods took 26.2% of its loans, against 18.6% at similar lenders, more than at about four in five of them. Its loan types sit close to its peers': conventional loans were 70.8% and loans insured by the Federal Housing Administration 22.7%. Its typical loan, $365,000, was larger than the $315,000 at similar lenders.
