Neighborhood Mortgage Solutions, a Michigan lender of small conventional loans, grew 75% in 2025, and its largest market is now non-metropolitan North Carolina, which it entered only in 2024.
It made 133 loans in 2025, up from 76. Similar lenders (independent non-bank lenders making between half and twice as many loans) shrank 2%, and it grew faster than almost all of them. Even so, it still makes fewer loans than most of its peers.
It has reported since 2010 from Frankenmuth, but its newest ground is the Carolinas. It entered non-metropolitan North Carolina and South Carolina in 2024, and Wilmington, Jacksonville and Columbia in 2025. In Greenville, North Carolina, its share rose from 0.1% to 0.2%, ranking 58 of 264 lenders behind State Employees' Credit Union.
Its typical loan was $145,000, less than half the $325,000 at similar lenders and smaller than about nine in ten of them. Manufactured homes took 8.3% of its loans, where the typical peer made none, and loans for other purposes 21.8%. Both tend to be small loans, and either could explain part of the gap; all its loans were conventional, with no government backing.
Its typical rate was 6.00%, against 6.62% at similar lenders, lower than about nine in ten of them. Borrowers with low or moderate incomes took 24.1% of its loans, somewhat more than the 19.9% at similar lenders.
