Mortgage Assurance, a Georgia home-purchase lender, lost more than a third of its volume in 2025 and leaned more on government-backed loans.
Its loans fell 39% to 618, while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 2% and the whole market 10%. Only about one in twenty peers fell further. The record swings: 2,887 loans in 2020, 505 in 2023, then 1,017 in 2024. The data do not say what drove the swings.
Loans insured by the Federal Housing Administration (FHA) rose to 26.2% of its business, from 15.7% a year earlier and 3.0% in 2020. Its peers' share was 20.2%. Over the same year its share of loans to low- and moderate-income borrowers rose from 17.3% to 23.5%, near the middle of similar lenders.
Purchases made up 77.5% of its loans. It lends in 13 states and 50 metros, but holds no large position anywhere: it ranked 79 of 892 lenders in Atlanta, its home market, where it has lent since 2013. Its typical loan, $365,000, was larger than at three in five peers.
Its typical rate, 6.38%, was lower than at about four in five similar lenders. It turned down 0.6% of decided home-purchase applications, against 2.9% for its peers.
