Mortgage America is a home-purchase lender with deep roots in Pennsylvania, where it ranks third in Reading, but it shrank in 2025 while most similar lenders grew.
Purchases made up 92.3% of its loans. Most were conventional, 80.4% against 66.3% for similar lenders (independent non-bank lenders making between half and twice as many loans). Its typical loan, $265,000, was smaller than at about four in five of them. It has filed since 1994 and lends mainly in Pennsylvania.
It ranked 3 of 365 lenders in Reading, behind only CrossCountry Mortgage and Rocket Mortgage, and 9 of 521 in Allentown-Bethlehem-Easton. Its share slipped in both, from 5.5% to 5.0% in Reading. It has lent in each since the mid-1990s.
Its loans fell 13% to 1,427, while similar lenders grew 5% and the whole market 10%. Only about an eighth of its peers did worse. The decline is long-running: it made 4,396 loans in 2020. The data do not say why.
Low- and moderate-income borrowers took 36.6% of its loans, more than at about four in five similar lenders. Only 9.0% went to majority-minority neighborhoods, against 27.4% for peers. That may reflect where it lends: smaller Pennsylvania markets such as Reading and Allentown rather than big cities, where it ranked 69 of 784 in Philadelphia. Its purchase denial rate, 1.9%, was lower than its peers' 4.1%.
