ML Mortgage, a California lender that leans on government-backed loans in minority neighborhoods, lifted its lending by 81% in 2025 and is back at its 2021 size.
It made 1,600 loans in 2025, up from 882 in 2024. Similar lenders (independent non-bank lenders making between half and twice as many loans) grew by 5% and the whole market by 10%; it grew faster than about 95 in 100 of them. The jump restores the 1,557 loans it made in 2021, after a fall to 554 in 2023.
Loans insured by the Federal Housing Administration (FHA) made up 37.5% of its lending, against 22.7% for the typical peer. Its typical loan, $405,000, was larger than peers' $315,000. Home purchases were 73.9% of its business.
Of its loans, 74.1% were in majority-minority neighborhoods, against 26.2% for the typical peer, and 33.5% were in low- and moderate-income (LMI) neighborhoods, more than at about 95 in 100 peers. Only 15.3% of its borrowers had LMI incomes, against 29.0% for peers. Its larger loans may be one reason, since bigger loans usually go to borrowers with higher incomes.
In Riverside-San Bernardino-Ontario, its largest market, its share rose from 0.5% to 0.9%, 22nd of 707 lenders. Its share in Oxnard-Thousand Oaks-Ventura doubled to 0.6%. It turns down few applicants: 2.8% of decided purchase applications and 2.9% of refinance applications, both lower than peers' rates.
