Marquee Capital Fund 1, a California non-bank that first reported in 2025, makes a small number of large conventional loans, most of them refinances.
It made 25 loans worth $32.3 million in 2025. Its typical loan was $695,000, against $385,000 at the typical similar lender, here meaning non-bank lenders making between half and twice as many loans. On so few loans, a handful of large ones can move that figure a long way.
Refinances made up 60.0% of its loans, purchases 36.0% and home improvement the rest. Every loan was conventional, with no government-backed lending and no manufactured homes. Whether its borrowers are households or investors, the figures do not say.

About one in five of its borrowers, 19.1%, had low or moderate incomes (LMI), against 28.6% at peers, and 8.3% of its loans were in LMI neighborhoods, against 20.0%. A lender of large loans would be expected to reach fewer lower-income borrowers. With 25 loans, neither share is firm.
