Loanpeople, a Texas home-purchase lender, is gaining ground in Jacksonville and El Paso while ranking 15th of 753 lenders in its home market of Austin.
In Jacksonville, which it entered in 2022, its share doubled to 1.0% from 0.5%, ranking it 24 of 715 lenders. In El Paso it rose to 3.1% from 2.9%, ranking 9 of 332. In Austin it ranks 15 of 753, with a share of 1.3%, slightly below last year's 1.4%.
Home purchases made up 89.3% of its 1,847 loans. Its loans rose 9%, close to similar lenders' 7% (independent lenders making between half and twice as many loans). Its typical loan, $315,000, matched peers'. Its denial rates on purchase and refinance applications, 3.5% and 5.8%, were near the middle of the group.
In 2020, 95.9% of its loans were conventional. Now 21.4% are insured by the Federal Housing Administration (FHA) and 10.4% guaranteed by the Department of Veterans Affairs (VA), the VA share higher than at about four in five peers.
Majority-minority neighborhoods took 45.2% of its loans, against 25.3% for peers. Yet low- and moderate-income (LMI) borrowers took only 16.7%, against 28.3%, lower than at about four in five peers. The make-up of the cities it serves may explain the first. Its focus on home purchases may explain the second.
