Legacy Home Loans, a Nashville mortgage company that first reported in 2020, ranks sixth by dollars lent in its home market and makes bigger, more conventional loans than similar lenders.
It ranks 6 of 821 lenders in Nashville-Davidson--Murfreesboro--Franklin, TN, behind United Wholesale Mortgage, Rocket Mortgage, CMG Mortgage, FirstBank and Pinnacle Bank. Its share there slipped from 2.6% to 2.1% as its loans fell 7% while the whole market grew 10%. It may have kept to conventional purchase loans while rivals took other business. In Clarksville its share rose, from 1.2% to 1.4%.
Against similar lenders (independent non-bank lenders making between half and twice as many loans), its typical loan was $405,000, against their $315,000. Conventional loans made up 82.0% of its lending; loans insured by the Federal Housing Administration (FHA) only 8.5%, against 22.6% at its peers. Its share of jumbo loans, those above the conforming limit, was 4.5%, four times theirs.
Low- and moderate-income (LMI) borrowers took 17.8% of its loans, lower than about three-quarters of similar lenders, whose typical share was 28.3%. Its larger loans and slim FHA book suggest borrowers with higher incomes, which may account for the gap.
It turned down 0.8% of home-purchase applications, lower than more than nine in ten similar lenders. Only 0.2% of its loans were higher-priced, meaning a rate well above the average for similar loans, against 2.2% at its peers. Its typical rate of 6.49% was a shade below theirs.
