Horizon Farm Credit, a lender centered on rural Pennsylvania, has nearly tripled its home lending since 2020, though 2025 brought a slight dip.
It made 176 loans in 2020, 352 in 2022 and 492 in 2024. In 2025 it made 481, down 2%, while similar lenders (lenders of the same type making between half and twice as many loans) grew 17% and the whole market 10%. That was slower than four in five of its peers.
Non-metro Pennsylvania is its largest market, where it ranked 39 of 643 lenders; it lends in 87 counties across seven states. Purchases made up 59.9% of its loans and home improvement 12.5%. Manufactured homes were 2.7% of its loans, when the typical similar lender made none. Every loan was conventional.
Its typical loan was $275,000, against $385,000 for peers. Only 10.6% of its loans went to low- and moderate-income (LMI) tracts, against 18.8% at the typical peer, among the lowest tenth. Its share in majority-minority tracts was 0.2%. Its weight in rural markets may explain the low tract shares, since a lender focused outside cities has fewer such tracts to lend in.
It denied 4.5% of first-lien home-purchase applications, against 5.7% for peers. None of its loans was higher-priced (a rate well above the average for similar loans); the typical peer's share was 3.6%.
