HomeKey Mortgage, a St. Louis non-bank that filed its first HMDA report in 2025, lends to home buyers in poorer neighborhoods more than any similar lender.
The firm made 106 loans in 2025, its first reported year, against 128 at a typical similar lender (a non-bank making between half and twice as many loans). All of its lending is in the St. Louis metro, where it took 0.2% of the market and ranked 105 of 637 lenders. Guild Mortgage Company leads that market.
Poorer neighborhoods (low- and moderate-income, or LMI, tracts) took 34.0% of its loans, against 20.5% at similar lenders, the highest share among them. Borrowers with low or moderate incomes took 38.7%, against 30.0%.
Purchases made up 91.5% of its loans. Loans insured by the Federal Housing Administration (FHA) made up 31.1%, about double the 15.0% at similar lenders; the rest were conventional. It made no loans on manufactured homes. Its typical rate, 6.12%, was lower than at about four in five similar lenders.
