Griffin Funding, a San Diego non-bank lender that first reported in 2024, more than quadrupled its lending in 2025 and now makes loans in 41 states.
Its loans rose 355%, the fastest growth among similar lenders, here non-bank lenders making between half and twice as many loans. Those peers grew 15% and the whole market 10%. Its lending reached $75.9 million, from $11.1 million.
Refinances made up 62.3% of its loans and purchases the rest. Its lending spread over 41 states and 86 metros, with Texas its biggest state rather than California. It entered three of its five largest markets, San Diego, Dallas-Fort Worth and San Jose, only in 2025, and its share in each is still too small to show.
Government-backed loans grew from almost none. Loans insured by the Federal Housing Administration (FHA) rose to 9.4% from nothing, and loans guaranteed by the Department of Veterans Affairs (VA) to 5.8%, above the peers' 2.1%. Jumbo loans, larger than the conforming limit, were 7.4%, against 1.0% at peers.
Of its loans, 22.8% went to low- and moderate-income neighborhoods, against 17.0% at peers, a higher share than at about three in four. That share rose from 12.2% in 2024, as its lending spread to many more markets.
