Greenbox Loans, a Los Angeles non-bank lender, makes only conventional loans, more of them refinances than purchases, and in 2025 it grew its loans by 28%, about twice as fast as similar lenders.
Every one of its loans was conventional, with none backed by a federal agency. Similar lenders, non-bank lenders making between half and twice as many loans, made 73.3% of theirs conventional. Refinances took 58.0% of its loans and purchases the rest.
Jumbo loans (larger than the conforming limit) made up 12.8% of its loans, the highest share among its peers, whose typical share was 2.1%. Its typical loan, $375,000, was larger than their $325,000.
It made 963 loans, up from 755, faster than its peers' 13% and the whole market's 10%. That is still well below the 1,724 of 2021. California is its main state, but it lends in 33 states and in 2025 entered markets as far apart as Salt Lake City-Murray and non-metro New York. It ranks highest in Santa Maria-Santa Barbara, at 44 of 339 lenders.
Some 45.5% of its borrowers had low or moderate incomes, against 21.9% at its peers, a higher share than at almost nine in ten of them. It also lends more in majority-minority neighborhoods, 53.1% of its loans against 34.3%, and in poorer ones, 26.0% against 19.2%.
