Googain is a Silicon Valley refinance lender whose typical loan is nearly twice that of similar lenders, and it is gaining share in San Jose.
Its typical loan in 2025 was $625,000, against $325,000 at similar lenders, meaning non-bank lenders making between half and twice as many loans; that is the highest among them. Jumbo loans, larger than the conforming limit, made up 9.5% of its lending, against 2.1%. Every loan was conventional, and refinances made up 58.3%.
Its loans rose 24% to 968, against 13% for similar lenders and 10% for the whole market. In San Jose-Sunnyvale-Santa Clara, where Wells Fargo Bank and Bank of America lead, it ranks 18 of 459 and its share rose from 0.8% to 1.0%.
It made 10,034 loans in 2020, when its typical rate was 2.99%; now that rate is 6.49%. A lender that still does mostly refinancing would be expected to shrink as rates rose, and it bottomed at 366 loans in 2023.
Some 78.8% of its loans were in majority-minority neighborhoods, against 34.3% at peers, which may reflect the Bay Area markets it serves. Only 13.1% went to low- and moderate-income borrowers, against 23.1%; loans this large need high incomes. It turned down 0.6% of refinance applications, against 7.1% at peers.
