Filo Mortgage, a Pennsylvania non-bank lender with a national reach, grew about three times as fast as the market in 2025, making 2,569 loans.
Its originations rose 32%, from 1,947. Similar lenders, independent non-bank lenders making between half and twice as many loans, grew 10% at the middle of the group, as did the whole market. It grew faster than about three in four of them. It is rebuilding: it made 3,368 loans in 2022, its first year of reporting, and 1,083 in 2023.
Its loans reached 28 states, 234 metros and 560 counties. Florida, not its home state, is where it lends most. Its highest rank among its main markets comes in Philadelphia, 77 of 784 lenders; CrossCountry Mortgage led there. In 2025 it entered markets from South Carolina to Wisconsin.
Purchases made up 68.4% of its loans. Conventional loans were 76.0%, against 68.0% for similar lenders, and loans insured by the Federal Housing Administration (FHA) 16.8%, against 22.9%. Its typical loan was $365,000, against $315,000.
Its typical rate was 6.49%, against 6.62% for similar lenders, lower than about four in five of them. Only 1.6% of its loans were higher-priced, meaning a rate well above the average for similar loans, against 2.2% for its peers.
