Fidelity Lending Solutions, a California lender owned by a holding company, makes large conventional loans, mostly in majority-minority neighborhoods.
Every loan it made was conventional, with none backed by the government. Its typical loan was $485,000, against $255,000 for similar lenders, here non-bank affiliates of holding companies making between a quarter and four times as many loans. Jumbo loans, those larger than the conforming limit, were 8.2% of its lending, against 0.4%. Purchases made up 68.4%.
Some 71.0% of its loans went to majority-minority neighborhoods, against 15.8% for similar lenders, the highest share among them. Its lending is centered on California, where it ranked 92 of 757 lenders in Los Angeles.
Borrowers with low or moderate incomes (LMI) took 10.7% of its loans, against 32.5% for similar lenders, a lower share than more than nine in ten of them. Its large loans offer one plausible reason: borrowers who need them tend to earn more.
Its originations fell 15%, to 838, while similar lenders grew 3% at the middle of the group and the whole market grew 10%. In Riverside its share slipped from 0.2% to 0.1%, which its own fall in volume may explain. In 2025 it entered new markets in Arizona and Massachusetts.
