Emet Lending Group, a California non-bank lender of large conventional loans, cut its lending by almost a third in 2025 after two years of rapid growth.
It made 1,364 loans in 2025, down 31% from 1,973. Similar lenders, non-bank lenders making between half and twice as many loans, grew by 11%, and only a few of them fell further. The drop follows a fast climb, from 530 loans in 2022 to 1,070 in 2023 and then 1,973.
Conventional loans, those without a government guarantee, made up 98.0% of its lending. Its typical loan was $495,000, against $305,000 at similar lenders, larger than at nearly nine in ten of them. Purchases were 71.0% of its loans and refinancing the rest. California is its main state.
Of its loans, 71.5% went to majority-minority neighborhoods, against 38.2% for similar lenders, a higher share than at nine in ten of them. Its share of loans to low- and moderate-income borrowers, 18.4%, was lower than at most peers; its larger loans are a plausible reason, since bigger loans tend to go to borrowers with higher incomes.
In the Riverside-San Bernardino market its share slipped from 0.5% to 0.3%, which may simply follow its smaller volume overall. It ranked 58 of 757 lenders in the much larger Los Angeles market.
