Our analysis, 2025
Credit Union Mortgage Association, a Virginia-based lender working in 46 states, grew its loans by 39% in 2025, more than twice as fast as similar lenders.
It made 1,388 loans in 2025, up from 995. Similar lenders, non-bank or government lenders making between half and twice as many loans, grew by 16%, and the whole market by 10%. It remains well below its 2021 peak of 3,528 loans.
Its typical rate was 5.88%, against 7.56% at similar lenders, lower than at more than nine in ten of them. None of its loans was higher-priced, meaning at a rate well above the average for similar loans, against 5.8% at the typical peer. Purchases make up 63.7% of its lending and refinances 34.9%.
Low- and moderate-income (LMI) borrowers took 19.0% of its loans, against 39.0% at similar lenders. LMI neighborhoods took 14.8%, lower than at nearly nine in ten of them. The comparison group mixes non-bank and government lenders, and some may be built to serve lower-income buyers. A lender spread across 167 metros may simply follow its borrowers wherever they live.
Its largest market is Washington, where it ranks 88 of 757 lenders and has lent since 1992. In Baltimore it ranks 87 of 592, with 0.2% of the market, unchanged. In Charlotte its share rose to 0.1%. It entered Kingston, Redding and Oshkosh-Neenah in 2025.
