Central Coast Lending, a California non-bank lender, grew 12% in 2025 while similar lenders shrank, though it makes a fraction of the loans it did in 2020.
It made 87 loans in 2025, up from 78, while similar lenders, independent non-banks making between half and twice as many loans, fell 2%. Its dollar lending rose from $33.7 million to $39.6 million. The rise follows a long drop: it made 1,287 loans in 2020 and 83 in 2023.
San Luis Obispo-Paso Robles is its biggest market. It ranked 20 of 312 lenders there, with a 0.9% share against 1.1% in 2024. The slip came as it gained small footholds in Santa Cruz-Watsonville and Salinas and entered Vallejo in 2025; spreading its lending across more places is one possible reason. Its share of loans in poorer neighborhoods (low- and moderate-income tracts) rose to 21.8% from 10.3%, a little above peers' 18.2%.
Its typical loan was $455,000, larger than at nearly nine in ten peers, whose typical loan was $285,000. Most loans are conventional; 10.3% were insured by the Federal Housing Administration. None was higher-priced, meaning a rate well above the average for similar loans, against 2.2% at the typical peer.
