Bridgeway Lending Partners, a California non-bank lender filing for the first time, made 801 loans in 2025 across 32 states, every one of them conventional.
It first reported in 2025, with 801 loans in 107 metros, near the middle of similar lenders (non-bank lenders making between half and twice as many loans). There are only 29 of them, so comparisons are rough. Its lending came to $395.9 million, against $263.3 million at similar lenders.

Yet LMI borrowers took only 10.7%, against 21.7%, among the lowest tenth. Its lack of government-backed loans, often used by first-time and lower-income buyers, may account for some of that.
California is its main state. In Los Angeles it ranked 121 of 757 lenders, a market led by JPMorgan Chase Bank and United Wholesale Mortgage. In Honolulu it took 0.1% of the market in its first year.
