Ameritrust Mortgage has gone from a handful of loans to 3,194 in three years, and now lends in 45 states from its base in California.
The lender, which first reported in 1993, made six loans in 2022. It made 514 in 2023, 2,177 in 2024 and 3,194 in 2025. Last year's rise of 47% was faster than at about four in five similar lenders (independent non-bank lenders making between half and twice as many loans), which grew 11%. The history on file records no merger to explain the jump.
Its loans spread across 243 metros. In Los Angeles-Long Beach-Anaheim, its largest market, it ranked 50 of 757 lenders. In Riverside-San Bernardino-Ontario it ranked 43 of 707, and its share rose from 0.2% to 0.5%. It entered all its largest markets in 2023.
Of its loans, 31.3% were in low- and moderate-income (LMI) neighborhoods and 53.4% in majority-minority ones, against 19.1% and 26.4% at peers; both higher than at about nine in ten of them. Yet only 13.6% went to LMI borrowers, against 28.4%. One possible reason is loan size. Its typical loan was $385,000, against $315,000 for peers, and 8.3% of its loans were jumbo (larger than the conforming limit), against 1.1%. Borrowers who take larger loans may have higher incomes, even in poorer areas.
