American Security Mortgage is a home-purchase lender that ranks seventh in Charlotte, its home market, but it shrank in 2025 while similar lenders grew.
The lender made 2,911 loans in 2025, 4% fewer than the year before. Similar lenders (independent non-bank lenders making between half and twice as many loans) grew 11%, and the whole market 10%, so it grew less than about four in five of its peers. Purchases made up 88.6% of its loans.
In Charlotte-Concord-Gastonia it ranked 7 of 775 lenders, but its share slipped from 2.7% to 2.4%. In Raleigh-Cary it fell from 1.3% to 0.9%. Its share rose in Durham-Chapel Hill. One possibility is that it spread its lending more widely: in 2025 it entered Albany and Rome, in Georgia, and non-metro Mississippi.
Loans guaranteed by the Department of Veterans Affairs (VA) made up 12.7% of its lending, about double the 6.5% at similar lenders and more than at most of them. Loans insured by the Federal Housing Administration (FHA) were 14.0%, against 23.2% for peers.
Only 0.3% of its loans were higher-priced (a rate well above the average for similar loans), against 2.2% for peers. Its typical rate, 6.38%, was lower than at most of them. It turned down 0.9% of home-purchase applications and 1.0% of refinance applications, against 4.2% and 5.9% at peers, among the lowest tenth.
