Our analysis, 2025
AgSouth Farm Credit has rebuilt its small home-lending business since 2022, growing in 2025 while similar lenders shrank.
Its loans rose 26% in 2025, to 72. Similar lenders, meaning non-banks making between half and twice as many loans, typically fell 4%, while the whole market rose 10%. It grew faster than about four in five of them.
The lender made just 12 loans in 2022, then 61 in 2023. It still ranks low everywhere: 210 of 762 lenders in non-metro North Carolina, its largest market, where State Employees' Credit Union leads.
Every loan it made was conventional, against 84.1% for similar lenders; it made no government-backed loans. Home purchases were 70.8% of its lending and refinances 25.0%. Its typical loan, $255,000, was a little smaller than peers' $285,000.
Manufactured homes made up 9.7% of its loans, where the typical similar lender made none. Its share of loans in poorer neighborhoods (low- and moderate-income, or LMI, tracts), 19.4%, was close to peers' 18.7%.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
