Acopia, a Tennessee non-bank lender, is a home-purchase specialist with a heavy tilt to government-backed loans, and it shrank again in 2025 while most similar lenders grew.
Its loans fell 18% in 2025, to 1,503. The typical similar lender, an independent non-bank lender making between half and twice as many loans, grew 5%, and the whole market grew 10%. Its growth was lower than more than nine in ten similar lenders'. It has made fewer loans every year since 2020, when it made 6,001.
Purchases made up 95.1% of its loans. Loans insured by the Federal Housing Administration (FHA) were 37.7% of its lending, against 23.0% at similar lenders, and loans guaranteed by the Department of Agriculture's Rural Housing Service (RHS) 1.7%, against 0.3%. Its typical loan, $265,000, was smaller than most peers' loans; theirs was typically $315,000.
Borrowers with low or moderate incomes took 35.1% of its loans, against 28.5% at similar lenders, a higher share than about three-quarters of them. Its typical rate, 6.25%, was lower than at nearly nine in ten peers.
In Spartanburg it ranked 23 of 409 lenders and edged its share up to 1.3%. In Greenville-Anderson-Greer its share fell from 0.8% to 0.5%, and in Nashville from 0.3% to 0.2%. Those falls may simply reflect its smaller volume. Rocket Mortgage led Greenville and United Wholesale Mortgage led Nashville.
