Absolute Home Mortgage, a New Jersey non-bank lender, lends mostly to home buyers and does more of its business in poorer neighborhoods than most similar lenders, but it shrank a little in 2025 while they grew.
Its loans fell 5% in 2025, to 2,965. The typical similar lender, an independent non-bank lender making between half and twice as many loans, grew 12%, and the whole market grew 10%. Its growth was lower than that of more than four in five similar lenders. Volume peaked at 7,054 loans in 2021 and has changed little since 2023.
Home purchases made up 88.1% of its loans. It leans on loans insured by the Federal Housing Administration (FHA): 34.2% of its loans, against 23.0% at similar lenders, a higher share than about three-quarters of them. Loans guaranteed by the Department of Veterans Affairs were rarer than at its peers, at 3.1% against 6.5%.
Some 27.9% of its loans were in low- and moderate-income (LMI) neighborhoods, against 19.1% at similar lenders. That is higher than nearly nine in ten of them. LMI borrowers took 34.7% of its loans, against 28.4% at its peers.
It lent in 25 states and 107 metros. Its largest markets are New York, where it ranked 62 of 802 lenders, and Philadelphia, where it ranked 46 of 784. Among its main markets, its best placing is 32 of 377 lenders in non-metro New York, and in Allentown-Bethlehem-Easton it ranked 41 of 521 with 0.6% of the market.
