UNB Bank is a small rural lender that makes all its loans in seven Pennsylvania counties outside any metro area, about half of them to home buyers.
All 55 of its loans in 2025 were in non-metro Pennsylvania, where it ranked 122 of 643 lenders. Rocket Mortgage led that market. It has lent there since its first report in 2015; it was renamed from The Union National Bank of Mount Carmel in 2012.
Purchases made up 49.1% of its loans and home improvement 23.6%; every loan was conventional. Its typical loan was $135,000, up from $95,000 in 2024 and below the $165,000 of similar lenders (state non-member banks making between half and twice as many loans).
Low- and moderate-income borrowers took 17.0% of its loans, down from 33.3% in 2024 and below the 27.4% at similar lenders. None of its loans was in a majority-minority neighborhood.
